In the past five years, Venezuela has approved a series of measures with the purpose of giving access to families with fewer resources to finance, through the system of housing policy. This is how we can observe as they have passed laws in the field of housing and habitat with the purpose that the population can access loans of social interest, such as protection of law to the mortgagor, law of the governing regime of housing and Habitat, the instructions for the purchase of housing with resources from the Fund of compulsory saving for housing (FAOV), the rules and regulations for the granting of credit for expansion, remodeling and self-construction of main house and others referred to the social interest rates. From the legal point of view, there is a structure that could allow the majority of the population, access to these resources. However, it is important to determine if indeed people can easily access financing for the purchase of your main home. In Venezuela, there is currently a demand for housing units in order of 2,000,000 of housing, for which the national Government is committed to produce 200,000 units per year. For the fiscal years 2007, 2008 and 2009 were built 101.576; 114.653 and 108.518 homes, respectively, which is evidence that the goals are not fulfilled and that for this year it is expected a decrease in the units produced, so demand is well above the offer. On the other hand, it is necessary to emphasize the resources available in the system of housing policy are not sufficient to meet all the applicants financial resources, since they reach for the purchase of approximately 45,000 homes, from what is clear that much of the amount of credit records do not have approval.

Will then be asked: can I get a loan to buy my house? Let’s say that there are many people in your same situation and that they will be competing to successfully achieve the purchase of your home. The important thing here is to prepare properly the credit record, complying with the requirements demanded by the banks, so that to be reviewed by the credit analyst, does not suffer any delay by the inadequate presentation of documents or because they were not presented in the time periods laid down by the legislation. There is the importance of a proper advice on housing policy, for the purposes of that qualification for mortgage credit is a fact.
